Modules

Residents and tenancies

Unit and tenancy records with residents invited and onboarded through the platform. Move-in information and guides live with the tenancy, and notice to vacate is submitted and processed in the system rather than by email.

Maintenance and ticketing

Residents raise a ticket with a category, priority and photos. Staff assign it to a contractor, every reply stays on the ticket, and the history of a unit's repairs is still there years later.

Rent and payments

Rent requests are raised per tenancy, residents pay by card in the portal, and each payment is confirmed against the right unit. Charts show what has been collected and what is outstanding.

Deliveries and building access

A courier scans the QR code at the front door, selects the unit, and the resident is notified that a parcel has arrived. Visitor, contractor and temporary access requests are submitted and approved in the same place, with a delivery log kept.

Facilities and scheduled operations

The status of communal facilities is visible to residents, and recurring work like inspections and servicing runs on a schedule with assigned owners. A contractor directory keeps the building's suppliers on record.

Documents and compliance dates

Documents are held per unit, requests go out to residents from the system, and anything with an expiry date is flagged before it lapses, so compliance is tracked rather than remembered.

Announcements and notices

Announcements are published to residents with read receipts and acknowledgements, so you know who has seen a notice. Email is sent from the platform with delivery logs, suppression and unsubscribe handled.

Analytics and the building assistant

Occupancy, payments, maintenance and engagement are reported live across the portfolio. An assistant answers questions from the building's own data, so staff can ask instead of digging.

Delivered on the web

No install, no local server to maintain. Staff, landlords and contractors sign in from a browser.

Roles and access

Staff roles and permissions decide who sees what, and every administrative action is written to an audit log. An agenda, calendar and global search sit across the whole system.

The resident-facing side

Residents get their own portal for payments, tickets, documents and notices, plus a public building site with community pages and enquiry capture, in the building's branding and more than one language.
